We’ll help you present them beautifully, expand their reach and navigate what comes next.

Residential real estate is entering a period of significant change. The competition is increasingly about who controls your listings, who reaches the buyer, and who gets paid along the way.

Here’s how we see it—and why SmartReal gives you a choice.

1. Your listing. Your choice of tour.

SmartReal.com includes your choice of a Zillow 3D Home tour or a Matterport tour with every photography listing.

Zillow gives additional exposure to listings using its own tours and interactive floor plans, with further placement benefits available through its paid Showcase package. Zillow currently excludes Matterport tours, although it accepts other outside providers. Matterport tours continue to display on Homes.com and Realtor.com.

These differences affect your marketing decisions. We offer the choice because our job is to support your business and your sellers’ interests.

2. What benefits a portal does not necessarily benefit you.

Encouraging agents to use a platform’s proprietary media may help that platform retain buyers and protect its business. But it can also create extra work, duplicate costs and barriers to distributing a listing as widely as possible.

The basic economic principle is straightforward: markets generally work better when accurate information flows freely and participants can compete for business.

We believe platforms should win your business by delivering better results—not by making your marketing materials less useful elsewhere.

3. The same principle applies to private listings.

Sellers can have legitimate reasons for privacy or limited exposure. That should be an informed seller decision, with the tradeoffs clearly explained.

But when a brokerage keeps listings inside its own network, we should ask whose interests that serves. It may strengthen the brokerage’s control over buyers and transactions while reducing the number of people who can discover a seller’s home.

Our standard is the same for portals and brokerages: seller choice, transparent tradeoffs and competition—not unnecessary barriers to information.

The listing-access disputes and the separate NAR and brokerage commission settlements address different issues, but both put competitive practices under scrutiny.

4. Google is opening another route between listings and buyers.

Through HouseCanary and participating MLSs, Google is expanding property listings directly within mobile search, including photos, property details, broker attribution and agent contact options.

There is a clear parallel with automotive, where inventory feeds allow Google to put individual vehicles directly in front of shoppers.

Real estate’s program is different, and participation determines coverage. But the direction matters: buyers may increasingly discover a property and contact its agent without first visiting a traditional portal.

That could change who earns the lead—and what agents need to spend to reach buyers.

5. AI could fundamentally reshape the business models.

We expect Gemini, ChatGPT, Claude, Muse and emerging AI agents to change far more than the search box. Buyers will increasingly ask these tools to find suitable homes, compare alternatives, evaluate tradeoffs and help arrange the next step.

If these services gain reliable access to listings and media, the consequences could be profound for Zillow, Homes.com, Realtor.com and major brokerages—including Compass, Berkshire Hathaway HomeServices, etc.

Businesses that depend on controlling access to listings or owning the consumer’s starting point may face pressure on traffic, lead revenue and pricing power. The pace remains uncertain. We believe the industry should prepare for a substantial shift.

For agents, the opportunity is to make your listings compelling, accurate and easy to discover wherever buyers choose to search—and to demonstrate the expertise and service you bring beyond access to inventory.

Again, you get the listings. We’ll help you present them beautifully, expand their reach and navigate what comes next.

Thank you for trusting SmartReal.

SmartReal.com includes your choice of a Zillow 3D Home tour or a Matterport tour with every photography listing.
